The last couple of years have been really tough for our country. Life has stopped and I have almost forgotten how it used to be before the covid-19  pandemic struck. 

The real estate business especially has been hit hard by the raging pandemic. 

Dynamic markets such as Zirakpur and Mohali have not seen any new project launches for approximately 1.5 years; this says a lot about the market.

The real estate market picked up well after the first lockdown ended and builders witnessed brisk sales in both the luxury and the affordable market segments. 

The market sentiment was high among homeowners as well as the builders. The second wave however put a  firm brake on the sales.

There are some very exciting new products that are nearing launch dates or have been launched very recently. 

These project launches are a testament to the real estate market sentiment of Mohali and Zirakpur in the longer run.

The fact that the builders are going ahead with project launches in these uncertain times only reaffirms that the demand in the Mohali and Zirakpur sector is robust and that the builders are bullish on the future of the sector. 

I am of the firm opinion that once the covid situation improves the real estate market will bounce back with a vengeance and newly launched projects will do brisk business.

New Project Launches in Mohali and Zirakpur

  1. Noble Callista

Noble Callista is one of the projects I am most excited about. This project will be up and running in approximately a couple of months. This project is coming up in Mohali sector 66 and has one of the most prominent locations amongst its peers.

  1. Aura Gazania

Aura gazania is a wonderful luxury product on highland marg Zirakpur.  This project offers 3 bhk apartments in 1855, 1995, and 2195 square feet categories. 

It has received its Rera approval and is selling its inventory now. What I like about this project is the layouts of the apartments. Spacious balconies(6 feet wide), only 2 flats on one floor, and a walk-in closet along with rooms are just some of the nice layout features. 

The price in my view is attractive at this stage and if you are looking for an apartment then you should definitely consider this project once. 

I think it is one of the most value-for-money 3 BHK  projects right now in Zirakpur.

  1. SBP City of Dreams

SBP Group is one of the biggest real estate players in the region. It specializes in budget housing and is set to bring an exciting new project to Zirakpur. 

The name of the project is City of dreams and it is coming up with commercial, one, two, and three-bedroom apartments. 

This project is ideal for small families as end-users and investors who want rental incomes.

  1. Maya Garden Atlantica

Maya Garden group was amongst the first colonizers in Zirakpur. The group is now coming up with a new residential project in Zirakpur.

Hero homes 2 is the second phase of the hugely popular Hero homes project in Mohali sector 88. 

The project will offer 3 bedroom plus store apartments in two different configurations. The possession time of the project will be in 4.5 Years.  The location of the project will be adjoining the current project in sector 88 Mohali. 

Who should Invest in under-construction property?

An under-construction property is a good investment in my view because of two reasons:

  • Capital appreciation
  • Flexible payments

Anyone who is looking for capital appreciation on real estate assets should invest in an under-construction project with reputed developers. 

A typical real estate product will go through many cycles of price appreciation as it nears completion. 

One can make good money on the investment by investing in an under-construction property. 

If you don’t have a lot of cash in hand but you are eligible for a home loan you should consider buying an under-construction property. 

You will be able to create an asset and take advantage of low home loan rates and tax benefits at the same time.
